Project Objectives

  1. Create a learning environment for students to gain practical experience in demolition and renovation processes while also creating a working environment that teaches rangatahi about the realities and expectations of work life.

  2. Maximise space and improve flow within the refurbished houses to modern standards.

  3. Design cost-effective concepts while ensuring compliance with council requirements.

  4. Incorporate kitset options for bathrooms and kitchens to streamline installation and reduce costs.

  5. Develop cohesive colour schemes and specifications for consistent aesthetic appeal.

Scope of Work:

The designer is tasked with creating concept plans for the refurbishment project, encompassing the following elements:

  • Concept floor plans optimising space utilisation and flow within each house.

  • Detailed plans for demolition, preparation, and internal fit-out, including new bathrooms and kitchens using kitset options.

  • Selection of cost-effective materials and finishes while maintaining quality standards.

  • Integration of sustainable design principles and environmentally friendly practices where feasible.

  • Consideration of council requirements and compliance with relevant regulations throughout the design process.

  • Development of cohesive colour schemes and specifications for consistency across all refurbished properties.

Deliverables:

  1. Concept floor plans illustrating proposed layout and spatial arrangements.

  2. Detailed plans for demolition, preparation, and internal fit-out, including specifications for bathrooms and kitchens.

  3. Material and finish selections, accompanied by cost estimates and sustainability considerations.

  4. Colour schemes and specifications for paint, flooring, fixtures, and fittings.

  5. Documentation outlining compliance with council requirements and regulatory standards.

Timeline:

The design process  is expected to take approx. 2 weeks. This can take place from the moment a house is identified for removal. This will allow time for a site visit, photos and creation of existing floorplan if one is not readily available. Measurements of each room will need to be completed, so concept plans can be created to scale, allowing for review and refinement as necessary by project stakeholders. Regular communication and collaboration with Ama Training, Stronghold Group, and other project stakeholders are essential to ensure alignment with project objectives and timelines.

Budget:

The design proposal should be cost-effective while meeting quality standards and project requirements. The designer is encouraged to explore innovative solutions and value engineering opportunities to optimise the use of resources and minimise costs where possible. The aim is to keep the total renovation budget below $160,000 per house.
